Addition and Rebuild: This town home is located directly on the Atlantic Ocean in Delray Beach, which is viewed from all three stories of this beautifully designed home. Originally built in the early 1990’s this home was in need of both structural work and aesthetic enhancements which would allow the day-long sunshine to enter the home and the waves of the ocean to be heard all night long.
As the 90’s and 2000’s came to a close the new building codes become more stringent and along with that came the need to strengthen the homes located within the coastal region. Therefore a main focus of the design was to significantly strengthen the home, upgrade the energy efficiency, enable the natural attributes of the ocean and the sand to become a natural part of the home, and to beautify the interior.
The project started with significant exterior structural demolition and complete interior demolition, to allow for the structural improvements to be installed. Along with these improvements, an expandable insulating foam was installed in the exterior walls and attics to significantly increase the energy efficiency of the home, a gypcrete floor under-layment was installed to reduce sound transmission from one floor to the other, along with thermal insulated glass windows and doors to reduce heat from entering the home and cool air from escaping the home, creating a very comfortable climate controlled home.
Along with the structural improvements and the energy efficiency enhancements, each room on every floor was completely rebuilt. Starting on the new first floor which now includes: a 1 bedroom guest suite overlooking the pool and the ocean built for complete privacy. Taking the mahogany clad custom built elevator or the dark hardwood stair with iron railing up to the second floor you would enter the foyer leading to the Dining Room, Family Room, Kitchen, Play Room, and Balcony all facing east overlooking the ocean and beach.
Up one more story you enter the common hallway separating the suites. Towards the ocean you enter the sitting room and entrance to the Master Bedroom Suite. The Master Suite is large size, surrounded by floor to ceiling glass windows facing the ocean, with a large private balcony overlooking the pool, spa, and ocean. As with the other floors, the dark hardwood flooring, upgraded millwork, and light color painted walls, and stained doors are carried throughout the third floor as well. The Master Bathroom includes his and her vanities inspired by vintage designs and receiving blue-bahia marble counter-top.
As the center piece of the Master Bathroom is the open shower custom fitted with blue-bahia marble slabs over looking the ocean which is absolutely beautiful. Finishing out the 3rd floor are the 2 guest bedroom suites finely appointed and private. Along with these improvements, MEYERS Properties removed the existing pool and built a custom shape lagoon pool including infinity edge, beach walk-in access with natural rock water waterfall and spa surrounded with tropical trees and landscaping. It is truly a very comfortable, relaxing experience.
